CHAPTER 3 JAKARTA METROPOLITAN AREA

3.1 Present Condition

Jakarta Metropolitan Area is covered by the Central District of Jakarta (DKI Jakarta), Bekasi, Bogor and Tangerang Districts, all of which are integrated as "Jabotabek Area".

Total area of Jakarta Metropolitan is covering almost 6,580 km2 and its population is more than 16 million. Within this area, DKI Jakarta is the most density area having 51.6% of total population against 9.4% of total area of Jakarta Metropolitan.

Due to the recent condition of the highly developing urban area of Jakarta Metropolitan, the new development zone is shifting to the suburban area, namely as "Botabek Area".

Following this situation, the population growth of DKI Jakarta is clearly indicating the higher rate at the east and west zone of this area as shown on Table 3-1. Similarly the population growth of Jabotabek Area is also indicating the higher rate at Tangerang and Bekasi Districts with 2% and 5% of increase rate respectively, compared with DKI Jakarta with almost 2% of decrease rate, as shown on Table 3-2 and 3-3.

This trend of the area development is based on the policy issued in 1986 as "Jakarta Metropolitan Development Plan 2003 (JMDP)", which is aiming the future area development in the suburban of Botabek Area rather than the urban area of DKI Jakarta, especially for targeting the development expansion of east-west direction from DKI Jakarta.

Following this policy, the property development by the private sectors, the industry or housing complex and the tollway network are under progress rapidly on the east-west direction from Jakarta and the railway network in Jabotabek Area will also to be related with this development trend.
